Nestled in the heart of Manhattan’s East Village, this seven-story townhouse with a rooftop terrace was reimagined by APS Designs—its façade and interior conceived as a seamless synthesis of refined materiality, sculptural layering, and urban elegance.

The building’s façade, originally conceived as a modern concrete structure within a new development, was re-envisioned by APS Designs as a contemporary expression of rhythm and depth. A carefully balanced palette of warm bronze panels, finely fluted wood interior screens, and large-format porcelain tiles gives the building a quiet yet commanding presence. A custom vertical screening system introduces dynamic transparency and privacy, framing curated views while softly filtering natural light into the interiors.

This new mid-block residential development comprises four two-bedroom units and two one-bedroom residences. Each dwelling features a private terrace with open vistas across the East Village’s historic low-rise fabric.

APS Designs conceptualized and crafted the entire interior experience, tailoring each floor to the specific needs of its individual owners while preserving a cohesive architectural language. The challenge was to reflect different styles and personal preferences without compromising the continuity and integrity of the overall design.

The material palette flows with tonal precision throughout the home: pale European oak flooring, honed travertine, brushed bronze inlays, and creamy stucco wall finishes create a serene, tactile environment. Light is sculpted across the interiors through integrated cove lighting, fluted wood partitions, and sheer curtain walls—enhancing both spatial clarity and intimate warmth.

Each living environment, from the tranquil bedrooms to the luminous kitchen and dining areas, is defined by a measured balance of minimalism and warmth. Furniture, art, and millwork were custom-designed and curated to echo the architecture—sculptural, restrained, and profoundly human.

Crowning the townhouse is a lush private rooftop terrace designed for outdoor living, with panoramic views of the Manhattan skyline. Natural wood decking, a pergola structure, integrated greenery, and sculptural lounge elements establish the rooftop as an elevated sanctuary above the city.

This townhouse exemplifies APS Designs’ approach to contemporary urban living—where façade and interior design are unified through material refinement, human scale, and poetic simplicity.
